After transitioning out of working in child care, Jess wanted to explore alternative income streams. When discussing real estate with her husband Matt, they set a goal of owning a rental portfolio. Now, they are learning about flipping houses, to generate the capital needed to purchase their rental portfolio.
Deal #1: Capitol Heights Flip
Within the first quarter of joining the program, Jess and Matt found their first deal. Purchasing this home from a tired landlord, the couple had the chance to learn the process of dealing with tenants, and how to create a scope of work. Due to the original condition of the home, a "light rehab" was the best dispo route. This project was a great learning experience, and now they are on the hunt for deal #2!
Deal #2: Greenfield Flip
Jess and Matt purchased this property through a local wholesaler, and did a fantastic job negotiating the price. Once purchased, they worked with Dispo coach Doug to create a project plan. Jess and Matt were able to use their network to find contractors to help with the renovation process. And after a little less than 4 months the property was sold!
Deal #3 - Riverwest Flip
The Ricca's are rockstar students! They just locked up their 3rd and final deal in the program, and we couldn't be more proud! Using all the skills learned during their first two deals, they moved FAST and got this under contract by teaming up with a local wholesaler. From nervous first-timers to confident dealmakers, this is what growth looks like!
